Our off-site manufacturing improves both speed of construction and quality, improving continuity on site. With ever-restricted labour resources and demand on traditional trades, the use of our steel framing enables development to progress by taking other follow-on trades, such as bricklaying, off the critical construction path. We recently renovated a 16th century barn in a Green Wedge Zone, which was subject to stringent planning constraints. Local developers PF Developments required a solution to stabilise the existing wall structure and provide support for the roof. Our design team worked with architects, engineers and building control to design a workable solution, to retain the original features and stone walls.The Icarus system delivered speed of build and maximised internal floor area, which was key for the client. Thermal and acoustic performance from the warm frame construction exceeded Part L requirements, with A/A+ BRE Green Guide rating and 100% recyclable material satisfying planning and building control requirements. The project also won the LABC Northern Region Built in Quality Best Structural Innovation Award.

BBC1 Featured “To Build or Not to Build” Barn Conversion

Featured as the subject of the BBC1 property programme ‘To Build or Not to Build’. We helped to deliver a client’s creation of her dream home – the conversion of a 200-year-old derelict listed barn. The barn was in fact four out of square single skin, unstable walls, the roof having long since gone.
Our team created the structure for a luxury contemporary home using Icarus LSF. The design comprised three-storey load bearing walls installed within the barn walls, taking the full weight of the roof. Using the light steel frame span capacity, the ground floor living space was fully open plan. The excellent flexibility and strength-to-weight ratio of the steel was then employed to install a feature gullwing staircase.

Coach House Court is an exceptional new development of 18 spacious apartments in the traditional market town of Wetherby. The developers decided on light steel framing, a modern sustainable construction method, delivering a scheme that reflected the local traditional architectural style. Icarus designed and manufactured each full load bearing solutions, comprising load bearing internal and external walls, floor joists and roof panels.

We created 66 units on a Greenfield site in Scarborough, working with our long standing client Kebbell Homes. Icarus delivered the first phase of this scheme completing a variety of house types, the site was exposed geographically which meant that the use of light steel framing enabled the client to achieve their programme with minimal on site labour.

WABLSF undertook the design; manufacture and installation of this luxury apartment block in Balcombe Road. The contractor has previously demolished a small bungalow, therefore access to the site was extremely restricted and limited. Icarus supplied the load bearing internal and external walls, floor joists and roof panels for client Fitzmor Homes. Our steel was assembled within our state-of-the-art facility and deliveries were carefully scheduled to arrive on time, for speed of erection.

A bespoke one-off residential development in Spain, this scheme was supplied as multiple components for the client to fabricate and install on-site. The contemporary look was achieved by combining LSF with traditional hot rolled steel to achieve the client’s requirements. Icarus coordinated all elements of the LSF design including the approval process within Spain.

This particular project allowed for the construction of a residential, multistorey block of 14 luxury apartments. Built on a sharp slope, we required a spilt-level build to maximise the layout. Icarus was tasked with the design, manufacture and on-site installation of all load bearing internal and external walls, joists and roof panels. The excellent flexibility delivered by the light steel frame allowed us to incorporate bay windows, lift shafts and stairwells in to the design. Working closely with the clients both before and during the time on-site enabled us to modify the original roof design, to accommodate a space in the roof providing excellent living areas, which maximised floor space.

This project undertaken by Icarus and Peak Design and Construct, consisted of a complete refurbishment of the former Mary Datchelor School into residential apartments. Icarus light steel framing was employed to add a 4th storey, onto the roof of the existing structure.  The lightweight steel was an ideal choice, as no structural strengthening was required. This kept disruption to a minimum and provided a positive impact on costs.

An impressive new development of 48, one and two-bedroom apartments in the picturesque fishing port of Whitby. Key to the brief was to achieve Code for Sustainable Homes Level 4.
The roof design for this scheme was particularly complex as the architect’s design incorporated a number of unusable voids. The span and flexibility of Icarus’ steel framing allowed our design to team to modify the design, creating habitable spaces and increasing floor area. Changes were also made to the basement structure and because of the nature of our steel, inclement weather on this coastal site did not hamper progress.
Factory precision and excellent technical knowledge resulted in excellent acoustic, Rw-60 dB, and airtightness, average score 2, performance results.

Our Putney Hill extension development is a light steel framing scheme with a difference. The developer retained the existing structure but to increase the building footprint, Icarus supplied additional elements to the lower levels and increased the building further by adding an additional two storey’s above the roof.

Seacoals House is an an award-winning scheme undertaken by Icarus, to design and build a new community library, primary care medical centre and 136 private apartments. The design was extremely complex due to its curved shape and the absence of square corners, luckily Icarus’ steel elements are adaptable to any project. Icarus supplied the infill panels to client United House for application to the 12 storey concrete frame, creating the unique curved walls and projecting windows.

A multistorey load bearing scheme located in central London. The development consisted of six levels of LSF, defined into a private block and a social block. Key features of the scheme were a large podium frame of hot rolled steel designed by Icarus and a large two-storey entrance area. We also created facetted and curved areas, cantilevered balconies and terraced areas.

Mildmay N1 is an uniquely designed development of 91 studio, one, two and three-bedroom luxury apartments. Constructed in an unusual configuration to optimise seclusion, space and privacy in a distinctive quadrangle (or Q–shaped layout), around a landscaped courtyard.
Due to restrictions enforced by the Health and Safety Executive it was a requirement that the site was situated away from the timber framing. As the foundations were already designed a lightweight steel build was the best option. Icarus was chosen as we were able to respond quickly without delaying the programme and prices were competitive – meeting budget stipulations. Lightweight steel is a stable, non-combustible material, which does not add to the fire load and does not produce toxic fumes.

A two-storey extension to existing building which was also refurbished to create a collection of luxury apartments, each with spacious outside terraces. Icarus delivered a rapid, lightweight build within a site that was logistically challenging due to limited access.

Icarus recently extended an inner city terrace property by adding 3rd and 4th floors in load bearing light steel frame, to create a luxury penthouse apartment. We were responsible for the design of the frame, including a small hot roll element, as well as the manufacture and factory assembly of wall panels and joists. On-site installation was undertaken of all external and internal load bearing walls, roof joists and panels, plus the external Celotex boarding.
Access to the site presented a challenge for the construction team due to a road closure requirement for any deliveries and a lack of on-site storage.  A tightly managed delivery and installation programme with full use of off-site assembly, kept disruption to a minimum. The additional structure did not require any modification to the foundations, due to the strength-to-weight ratio delivered by this modern method of construction.
